Southcliff, an award winning community close to downtown Asheville, is having a beautiful year. A reviving economy and a trend among buyers towards debt-free communities have led to a great start at this gated residential community on the south face of Cedar Cliff Mountain.

In the first four months of 2012, 7 new owners from as far away as Lansing Michigan and Orange Beach, Alabama have placed seven lots under contract – continuing a sales pace not seen since 2005 that began last Fall with 6 home site sales. Recent home site sales range from $71,500 to $350,000.

“We’re seeing the higher end of the market come back again,” said Mike Romero, Southcliff’s onsite sales representative for Beverly-Hanks & Associates’ Community Marketing Group, the exclusive sales and marketing partner for the community. “People are saying to themselves that prices are not going to get better than this and that this is a great time to buy. They’ve fallen in love with Southcliff.”

Southcliff, a mere 7 miles and ten-minute drive from Asheville’s vibrant restaurant and arts scene, is an idyllic setting to raise a family or to retire. With six miles of walking trails that connect the community’s parks, children’s areas and covered pavilions, it combines the best of rustic mountain living with the amenities of a growing, glowing city in the South. Lots that range in size from one half to four acres – sited along creeks, set into the woods or perched up top with long-range views – will occupy only 225 of Southcliff’s 400 forested acres. The rest, protected woodlands, will be set aside for the enjoyment of all its residents.

There is a growing interest in Southcliff partly because it is debt-free, owned by Mountain Real Estate Group, a private equity firm in Charlotte founded in 1993.

“You’ll find a lot of communities out there that will say they’re a debt-free community,” Romero said, “and what they mean is their amenities are paid for, but their lots are actually encumbered by a bank. There’s no bank involved with this property, so we truly are a debt-free community.”

And because it is, it can afford to offer prospective residents an unprecedented look at what Southcliff’s affiliated builders can do by funding the construction of Southcliff’s newest model home. Southcliff’s featured builder, Living Stone Construction, winner of the Viewers’ Choice award during last year’s Asheville Parade of Homes, is building the model home that will give buyers an idea of what Southcliff’s newest collection of plans will offer.

The model will be about 2,136 heated square feet with a bonus room upstairs that could be used for a kids’ room, office or fourth bedroom. Low-maintenance HardiePlank will side the Energy Star-rated home, and there will be natural finishes throughout the home.

Living Stone, whose in-house design-and-build capabilities reduce building costs for homeowners, will have a few variations of the model cottage ready to go or can personalize a plan as needed. Buyers will be able to pick the interior finishes, some exterior finishes and the yard design they want.

“It’s ‘semi-custom,’ and it’s really the best way to go,” said Sean Sullivan, Living Stone’s president. “All the hard work will have already been done.”

Asheville, such a desirable place to live, is leading much of the nation in the revival of home sales, said Dan Whalen, director of sales of Beverly-Hanks’ Community Marketing Group. According to Whalen, Home sales are up 25% in 2012 compared to this time a year ago.

As one of the best-selling communities in Asheville, that’s good news for the lucky homeowners at Southcliff. Good value, wonderful amenities, and a close proximity to one of the most dynamic cities in the South sounds like a great place to call home.

“The Asheville real estate market is really off to a good start.”

Southcliff Christmas Cottage - Asheville, NC

November 25 - December 31st. Open Daily 11AM – 5PM

Throughout the city of Asheville, a special kind of Christmas spirit comes alive. This year, the sights and sounds of the holiday await at a unique, homey destination. A visit to the Southcliff Christmas Cottage, located just minutes from downtown Asheville, offers an inspiring take on holiday decorating, along with a taste of mountain living at its best.

Showcasing the talents of local home furnishings and interior design company, Yesterday’s Tree, of Asheville, the Christmas Cottage transports visitors to a magical place. Step inside and it feels like you’re home for the holidays, in a cozy, festive mountain getaway that’s rustic and yet elegant, with a whimsical feel that “touches people’s hearts and makes them feel at home,” says Stephanie Wilkinson, head designer and buyer at Yesterday’s Tree. Filled with holiday cheer and innovative decorating ideas that are sure to inspire (well beyond the artfully-adorned Christmas tree and stockings hanging on the fireplace mantel,) visitors to the Christmas Cottage will discover countless ways to transform their own homes for the holidays.

Outside, a winter wonderland lights the way to the cottage and surrounds it in a festive glow. Shimmering icicles and snowflakes, white-sparkled trees and lit candles in the windows add to the magical Christmas mood. Installed by Bailey Tree Preservation, a tree care service company in Asheville, the stunning light display is exclusively created with eco-friendly LED bulbs, providing a beautiful white glow while leaving a lower carbon footprint, says Ian Bailey, owner.

“This is the essence of Christmas, kicked up a notch, with some unexpected surprises that appeal to everyone in the family,” adds Wilkinson.

The Christmas Cottage is representative of the homes that blend in with the natural beauty of the surrounding mountains in the award-winning Southcliff community. Featuring poplar siding, interior wooden beams, a natural stone fireplace and an outdoor living area with a summer kitchen and fire pit, its architecture, as well as the furnishings inside, reflect a style that’s both rustic and elegant, with a nod towards Arts & Crafts design, says Wilkinson.

Visitors to the Christmas Cottage will also be treated to traditional winter and Christmas treats, including warm apple cider, eggnog, hot chocolate, and holiday cookies, while listening to the sounds of Christmas music. For those interested, private tours of the Southcliff community and homes will be available on an ongoing basis during the event.

Asheville offers a variety of additional festive events and attractions throughout the holiday season. Don’t miss the National Gingerbread House Competition & Display at the Grove Park Inn, November 14 – January 1 (www.groveparkinn.com); the Biltmore Village Dickens Festival, December 2 – 4 (www.biltmorevillage.com); and Christmas at Biltmore Daytime Celebration/Candlelight Christmas Evenings at the Biltmore Estate, November 11 – December 31 (www.biltmore.com).

Located on the south face of Cedar Cliff Mountain, the Southcliff community is gently nestled within its natural setting, offering panoramic views of the Blue Ridge Mountains. As Asheville’s closest gated community to downtown, Southcliff is a peaceful, breathtaking mountain retreat just minutes away from city life.

Southcliff an award-winning gated community nestled on the south face of Cedar Cliff Mountain is known for its beautiful mountain setting, friendly neighbors, and convenience to town, and now the people of western North Carolina have recognized the architecture and craftsmanship of the Southcliff homes by casting votes at the recent Parade of Homes. Living Stone Construction and Sulaski & Tinsley (Southcliff featured builders) took top honors in many categories.

Living Stone Construction is one of the region’s premier custom homebuilders and has earned certifications for accomplishments in green and energy efficient techniques. This design approach is aligned with the Southcliff building philosophy. Sean Sullivan, of Livingstone Construction, says that, “Every home we build is Energy Star certified and HealthyBuilt, not just built energy friendly but certified. People think they need to sacrifice details to build green, but our trademark home is our details.” These rich details show! Living Stone Construction earned the Viewers Choice Award, the Special Project Award, and a Silver Craftsmanship!

Sullivan is very happy with the developer’s direction for Southcliff. “I love having different neighborhoods and hiking trails; the views are incredible and the convenience to town is the most attractive.” He adds that having established design guidelines is a plus as it ensures these beautiful homes will also uphold their property values.

The quality of the craftsmanship of the featured builders has translated into several recent sales. Southcliff sold a remarkable 6 residences this year, with 5 sold homesites in the last 90 days and 7 custom homes are either under construction or recently completed.

As both a resident of the Southcliff community and an award-winning builder at Sulaski and Tinsley Homes, Mike Tinsley is not surprised at the recent sales. “The community is so polished that people want to be a part of it.” Tinsley discovered that many couples were enchanted by the community during the Parade of Homes. One woman was just visiting the area, but fell in love with the community and said, “I had no idea we were going to buy a homesite this weekend but we’re looking forward to calling Southcliff home.” Another couple purchased one of the higher elevation homesites and plans to start building next year. The wife said, “We plan on retiring here, so I really want it to be special.” The Parade yielded a $400,000 home/homesite package sale and a $1M home/homesite pending sale. This proves that people are not only looking again, they are buying again!

Tinsley took home top honors in two categories, notably in the $1.1M-$1.35M category for a home in Southcliff. “The award is as much for the home as it is for the community. This is a testament to how well the new ownership has upgraded the infrastructure to create a dynamic new community that people really enjoy being in.”

Tinsley’s “design program” is an asset to Southcliff. “We meet with potential clients and engage them in conversation about their lifestyle and what their aspiration for a new home in Southcliff is going to be. It is important to marry the architecture with the beautiful natural surroundings of Southcliff. It is a mountain community but you can be at the mall in less than 10 minutes!”

If you missed the Parade of Homes Event we’d like to invite you to join us for a special holiday discovery package weekend between Nov. 15th and Dec. 31st to view the Southcliff Christmas Cottage for ideas and inspiration on holiday decorating and a private tour of the community.

Autumn in Asheville is a celebrated season that everyone should experience. Not only does the colorful tapestry of fall foliage provide an idyllic mountain backdrop (the unique range of elevations and bio-diversity in the Western North Carolina mountains gives this area one of the longest foliage seasons in the U.S.), but there is also a collection of outdoor fairs and festivals that is without equal. You can discover many of these activities and events by visiting
Romantic Asheville or Explore Asheville.

Included in these upcoming Fall events is the highly-anticipated and much-celebrated LEAF Festival (Lake Eden Arts Festival, October 20-23). It’s a unique celebration of music, dance and culture from around the globe. The festival spans three days and also includes healing arts, poetry and more than 40 artisans: contemporary and folk-styled who will demonstrate their craft and sell original artwork, clothing, jewelry, musical instruments and more throughout the festival weekend.

You can experience the LEAF and so much more when you plan a discovery tour of Southcliff in the coming weeks. The Southcliff community, ideally situated minutes from Asheville, combines classic mountain living with convenience to town. It is here that neighbors gather to enjoy a mountain sunset. It is here that miles of hiking trails beckon a morning walk. It is here, too, that you will find the Laurel Haven Neighborhood, ideally situated for the nature lover between Southcliff Park and Twin Creeks Park. Enjoy being steps from an outdoor playground or gather with friends and bask in the warmth of the outdoor fireplace in the open air pavilion. Laurel Haven resident Ronald Riccardo praises the convenience of the community. “In seven miles we can be downtown enjoying the symphony, yet we are living on the side of a mountain!”

Savannah Homes - Kitchen - Mountain Real EstateThe Savannah Plan, one of the Biltmore Farms Homes Cottage Collection, organically fits the mountain aesthetic of the Southcliff Community. The design of the plan flows naturally with the surrounding location on the south face of Cedar Cliff Mountain, offering a mountain experience in communion with the land. The plan is elegantly understated and combines what more options. “This is a new design for us,” notes Lee Thomason, Vice President of Residential & Commercial Development for Biltmore Farms, LLC. “It marries customer desires with elements that have worked in the past.”

“The Savannah plan is unique as it hits the heart of where we see the vast majority of the market looking,” adds Thomason. This is single level living with enough space to entertain but very little wasted space. The homeowner is not paying for unneeded space. The high level of fit and finish ensures refined entertaining. The owner can truly express who they are, as the topography of most homesites allows casual lower level and terrace living for friends to congregate and relax, and take in the panoramic views and nature of Southcliff, a place where you don’t have to be overly formal, notes Thomason. “The functional areas facilitate kids coming and going and overnight guests, without overdoing it with wasted space.”

Savannah Homes - Interior Design - Mountain Real EstateWorking with Biltmore Farms Homes is very efficient. “People want streamlined turnkey convenience,” notes Thomason, “and the Biltmore Farms Savannah plan is efficient while still offering a lot of possibilities.” The completion time is 7 months from the time Biltmore Farms begins construction. Yet, despite efficiencies in production, there is a lot of variety to customize your home. The Riccardo’s built a home with Biltmore Farms Homes and are very satisfied. “The extras that the builder put in place and the attention to detail are excellent,” Riccardo notes. “Biltmore Farms tended to anything we requested immediately.”

Everything you think of as luxury (granite countertops, a stone fireplace, stainless steel appliances) comes standard in the Savannah plan. Upgrades and options most homeowners are paying extra for are all here as part of the standard price. The homeowner has the option of engaging the interior designer to pick from a huge variety of finish options (Biltmore Farms Homes pays for the first three hours with the designer).

True mountain living with panoramic views of the Blue Ridge and the convenience of building your dream home is enhanced by entering a neighborhood with a strong sense of community. “The whole neighborhood is very friendly,” says Riccardo, “and the mixture of ages and people make it a great place for families, couples and retirees. I would recommend it to everyone!” Laurel Haven prices start around $390k for the Biltmore Farms Homes Cottage Collection. Call 866.844.0660 or click here to request more information from Southcliff

Mountain Real Estate Downtown Asheville - Mountain Community

It’s taken a while, but Indiana transplant Alan Jackson has finally put down some roots. He left a 19-year corporate career in the oil change business to head out on his own in 2001 with the acquisition of Chammies Car Wash & Jiffy Lube, located at 720 Hendersonville Road. He now runs three locations: the one in Asheville, in Hendersonville at 1600 Four Seasons Boulevard, and in Brevard at 941 Asheville Highway.

Because of his demanding work schedule and the fact that he wasn’t sure what area of Asheville he wanted to live, Alan rented an apartment for the first three years. After some careful research, he found his mountain home at the Southcliff development in Fairview.

“I had narrowed it down to three places,” says Alan. “Southcliff was different because of the vision of the developer.”

His Craftsman style home sits at 3,200 feet above sea level and is surrounded by woods and peaceful views of the distant mountains. A short walk off the rocking chair front porch and Alan can enjoy more than six miles of hiking trails that meander through 175 acres of protected green space. There is even a family campground with tent platforms, picnic tables, and a fire ring. The neighborhood also features parks with grills and picnic tables for family gatherings.

Alan’s home is warm and inviting with a clean, uncluttered style. Working with the builder, Biltmore Farms Homes, he was able to customize the interior finishes, including upgrading the kitchen cabinets and bathroom fixtures. Moving from an 870-square-foot apartment to the 3,300-square-foot home called for a shopping excursion. The elegantly rustic circular dining table and chairs, two side tables, and his bedroom dresser were found at Rug & Home. These magnificent pieces are part of the Theodore Alexander Castle Bromwich Collection. Each piece is handcrafted from reclaimed wood and blends a timeless furniture design with a commitment to environmental sustainability for the future. Persian rugs bring in the perfect splash of color.

The layout of the home was another draw for Alan. Guests are welcomed into the open living and dining rooms, with two bedrooms and bath to the right. The hub of the house is toward the back with the amazing views. The sprawling and finely detailed kitchen offers ample counter space and storage. The connecting den—with a leather sofa and matching chairs, rustic accents, and entertainment center—is a favorite hang-out. This area opens to a spacious deck for dining al fresco or a quiet place to read. Alan’s bedroom is tucked in the back corner, offering privacy and its own deck.

When he moved in, the basement was unfinished. “I was so impressed with the quality of work, all the detail that Biltmore Farms put into the rest of the house, I called them in to finish out the basement,” he says. Moving around some walls, he had them add a second master suite along with a large living area. “The original plan for downstairs was very basic,” he says. “Finishing off the downstairs was definitely a good idea.” Now family and out-of-town guests have their own private space complete with a deck.

Finding the right place to call home can take time. Alan’s patience and diligence in his search paid off. It is apparent Alan is feeling right at home in Southcliff.

Now, you can have your dream mountain home and live and play just 7.8 miles from the shops, restaurants and impressive art scene of Asheville. In fact, Southcliff is the closest gated community to downtown, offering something unique to the Asheville area—true mountain living just minutes from the city. The Mountain Real Estate Group recently acquired Southcliff and plans to fulfill the original vision of this award-winning community with an infusion of capital that will accelerate the build out of the remaining neighborhoods.
“This is a commitment we take very seriously,” notes Tom Williamson, local community manager of Southcliff. Southcliff will move forward with no debt and is now very well capitalized with people and assets to further strengthen this vibrant community. Southcliff continued to sell and build throughout the economic downturn as evidenced by the five home sales in the first quarter of 2011 and the three custom homes currently under construction.

Family Friendly Community. Located in Western North CarolinaPanoramic high elevation views greet you in this mountain retreat where elevations range from 2400 to almost 4000 feet. Six miles of walking trails wind through protected woodlands connecting the community’s private parks, children’s tree house village, outdoor fi replaces and pavilions on the south face of Cedar Cliff Mountain. This low density community offers just 275 home sites on 400 acres with 175 acres of green space, providing generous home sites from 0.50 acres to over 4 acres’ with private wooded, creek side and long range mountain views of the Blue Ridge Mountains. Designs from the featured builder program garnered acclaims at the recent Parade of Homes, and the program will soon be expanded with offerings from more builders.

New ownership is releasing its first offering of homesites in the community, with twelve homesites available throughout the community from $65,000 to $300,000. “Having just acquired the property at a fair price and having no debt gives us incredible flexibility to offer homesites with views at a price that has not been seen in Asheville for years,” notes Williamson. “Everything you loved just got better.” Enjoy land/home packages from $350,000 to over $1 million.

Nature Community. Featuring many natural amenities. Hiking and biking trails.Strong Sense of Community

But perhaps the best ambassadors of the Southcliff community are the residents. A strong sense of community is already established within the 55 existing homes. Eric Johnston, Southcliff homeowner and president of the HOA, is a retired auto executive who moved to Asheville with his wife when they fell in love with the area. “We are only ten minutes from downtown yet we are in the mountains, really in the mountains. He adds that the amenities are great. “If you enjoy hiking and nature, Southcliff is a wonderful place to be. The development is first-class even down to the curbing on the road.” He also found it easy to imagine living at Southcliff. “The rustic mountain architecture of the sales lodge really mirrors what you want in your own home so it is easy to visualize how you would be living here.” His wife enjoys the monthly ladies night while he enjoys day trips with neighbors biking on the Blue Ridge Parkway. “There is enough critical mass where this is a thriving community, not just a bunch of homesites. We’re glad we’re here and plan on staying here!”

ASHEVILLE, N.C.—March 18th, 2011—When Charlotte-based Mountain Real Estate Capital (“MREC”) recently acquired the land and remaining homesites at Southcliff, an exclusive private, gated master-planned mountain enclave in Asheville, it promised change and a capital commitment to support new improvements and builder programs for this award-winning community.  The first thing MREC did was to hire an experienced local community manager, Tom Williamson, who is dedicated to the implementation of MREC’s plan.  Williamson is an engineer with more than 25 years of community development experience, most recently as Vice President of Community Development for Biltmore Farms, in charge of two of Biltmore’s most prestigious communities: Biltmore Lake, and The Ramble Biltmore Forest. “This opportunity is extremely exciting, not only for me personally but also for Southcliff’s homeowners and featured homebuilders,” explains Williamson.  “All indications are that Asheville’s housing market has finally turned a corner, so to be positioned at this time to lead the resurgence of the finest mountain community located within minutes from downtown Asheville, owned by an experienced and well-capitalized development company with no debt on the property provides a unique opportunity for us all.”

Additionally, Williamson is working to expand Southcliff’s successful featured builder program, which already includes some of the most respected builders in the region including Biltmore Farms Homes, Sulaski & Tinsley Homes, Towery Builders, Beverly-Grant and Goforth Builders.

Sulaski & Tinsley Homes, builder of 32 semi custom and fully custom homes in Southcliff ranging in price from $400,000 to over $1,000,000 has recently contracted to sell its last two inventory homes and plans to shortly close the purchase of additional lots for new-home construction.  “We have been able to successfully and consistently build and sell homes in Southcliff throughout the downturn, which we believe is a testament to the community’s unique mountain feel, proximity to downtown, and quality construction,” states Robert Sulaski, principal of Sulaski & Tinsley.  “We are now even more dedicated to expanding our presence at Southcliff as a result of the new ownership which brings financial stability and a willingness to creatively work with us and support our efforts.

“What has impressed me most about the new ownership,” continues Williamson “is that they approach every development decision first from the homeowner’s perspective, not just from a profit perspective.  They consider themselves to be co-owners and neighbors of each homeowner, which was evident by the immediate rapport struck with the homeowners at a recent wine and cheese party. What also struck me at that function was how happy our homeowners were – they truly love living at Southcliff, which was great to hear.”

“My wife and I decided to retire from Rochester Michigan to Southcliff for two main reasons, its proximity to downtown Asheville and the unique natural mountain living it provided.  Southcliff is truly nature at your doorstep,” says Eric Johnston, a Southcliff homeowner. “We have loved every day spent here, and are extremely excited and appreciative of the early efforts being made by the new owner/developer to add additional improvements to this wonderful community.”

MREC has also recently engaged the following local professionals to assist in the management and sale of the community: IPM as the Home Owners Association management company, Beverly-Hanks as sales agent, and Private Mountain Communities for marketing.

Southcliff is an exclusive low-density, gated mountain community comprised of 275 wooded and high-elevation homesites on 400 pristine acres with mountaintop views of North Carolina’s Blue Ridge Mountains. Just 7.8 miles from downtown Asheville, Southcliff presents a dramatic mountaintop lifestyle with breathtaking views of North Carolina’s Blue Ridge Mountains.  Current amenities include six miles of walking and hiking trails through protected woodlands, community parks, extensive children’s playground, multiple covered pavilions with outdoor fireplaces, fire pits and grill areas, and additional amenities to be announced shortly, according to Williamson who believes that Southcliff is a community like no other in this market.

Asheville, North Carolina remains one of the finest destinations for living anywhere in the United States and has been #1 on the Best Places to Retire List published by TopRetirements.com each year since 2007.  The City of Asheville is the largest city in Western North Carolina, is located in the heart of the Blue Ridge Mountains and is known for its natural beauty and recreation.  Asheville serves as the regional hub for business, health and human services, the arts, shopping, dining and other community amenities for citizens and visitors.

About Mountain Real Estate Capital

Mountain Real Estate Capital is focused on expanding its portfolio of high-quality developments and properties in destination markets like Asheville, NC and greater Western North Carolina.
